What Our Professional Strata Management Team Does For You


  • Maintain trust accounts for Contingency Reserve Funds and Special Levy monies.
  • Reconcile monthly bank statements by the 5th of the month.
  • Provide monthly financial statements, general ledgers and bank reconciliations to the strata Council; provide monthly Bank Statements by the 20th of the month.
  • Make payments for all charges and expenses payable by the strata corporation.
  • Collect and record strata fees.
  • Process all pre-authorized debit transactions; post and deposit all cheques.
  • Recover unpaid strata fees owed to the strata corporation; prepare, execute and file liens to effect the collection of unpaid strata fees.
  • Assist Councils to prepare annual budgets and determine each owner's contribution towards operating expenses and contingency reserves.
  • Provide payroll accounting for strata corporation employees if necessary.
  • Arrange for annual statutory reviews or annual audits of the trust accounts as required.

Meetings and Bylaws

  • Attend and facilitate Council and Annual/Special General Meetings and Hearings.
  • Take meeting minutes and distribute as required.
  • Chair meetings when required.
  • Assist Councils to prepare and distribute notices of general meetings.
  • Prepare and distribute general correspondence.
  • Assist Councils to negotiate and administer contracts with service providers such as landscaping and snow removal.
  • Liaise with owners, tenants and residents with regard to bylaws and rules, insurance or accounting questions via correspondence, telephone or email.
  • Provide notices of alleged bylaw or rule contraventions and/or fines assessed by the strata Council.


  • Ensure compliance to all current Regulatory requirements and changes through ongoing educational training of manager and staff
  • Prepare and sign statutory forms including Form B and Form F as requested for sales of strata lots.
  • Ensure that the strata maintains adequate insurance coverage for liability, damage and Directors & Officers, and volunteer insurance as required. Act as liaison with insurance adjusters on damage claims
